Tenant Information Package

As a tenant, here is what you’ll need to know:

After Hours and Emergency Repairs

After 4:30pm and on weekends and holidays, please call 416-834-5406. If staff is not on site at the buildings, this number is forwarded to an answering service which will take your message. The answering service can deal with emergencies and they know who to contact if something cannot wait until the next business day.

Rent

Rent is due on the first day of each month. NSF Cheques will incur a $30.00 fee. Late payments are not allowed nor tolerated. N4’s are issued to late payers and if ignored can and do lead to eviction.  There are several ways to pay your rent:

  • Online banking is available with most major banks: Add Westwood Holdings Inc. as a payee and please remember to enter your account number.
  • Cheque, bank draft or money order made payable to Westwood Holdings Inc. Please be sure to write your building and apartment number on the front and place it in the mail slot in your building.
  • Credit card or Interac at our office. Please contact Louise Henney, Property Manager at 647-352-7044 to arrange this.

Noise

All tenants have the right to peaceful enjoyment of their home at any time of day. Complaints are taken seriously and if ignored, can lead to eviction.

Pets

We are a pet friendly landlord. However there rules. Pets are to be under your control at all times in and around the buildings. Pets are not allowed to roam the hallways. You are responsible to pick up after your pets, both inside and outside the building. Dog waste is to be bagged and dropped in the green organic waste bins.  Cat litter is to be bagged and can also go into the green organic bins. Please clean up after your pets if they have an accident in the hallways.

Garbage, Recycling and Organic Waste

You will find Garbage, Recycling and Green Organic bins located at each building. Items are to be placed in the bins, not on the ground around the bins or on top of the bins. Since there is limited storage space near the bins, should you have any large items (e.g. furniture) or flattened boxes to throw away, please put them near the bins at the curb on pick-up nights. Please do not put any garbage in front of your door or in any part of the hallways.

Lost Keys

There is a $10.00 charge to the tenant for each key replaced. Lost keys are not considered an after hours emergency. Please contact Mark Swift at 416-834-5406 if you need a key replaced.

Vacate

You must give 60 days notice to vacate. Notice must be given in writing to Westwood Holdings Inc.

Work Orders

Please make any work order requests in writing to Westwood Holdings Inc. You may use our online form at www.lifeonqueen.com (go to the tab called tenant forms and info and select Work Order Form)  or drop your letter in the management mail slot at your building. Sorry but we don’t accept any work order requests by phone.
